AI training for real estate teams.

Five weeks, live, for commercial brokerage, residential brokerage and property management. Your team learns on your own deals and your own files. By the end, three skills are built around how your firm actually works and one of them is running on a schedule.

Nobody learns anything from a demo dataset

Most AI training shows you a tool. This one is run on your own lease, your own listing, your own owner report, from the first session.

That is why the first call is about your documents rather than your calendar. We pick the two or three that eat the most of your week, and the five weeks get built around those. A property management team and an investment sales desk run the same five-week shape and finish with completely different tools.

Hiring someone to build one automation solves one problem. Learning how to build them changes how your team looks at every process it runs. That is the part that keeps paying after we leave.

What the five weeks look like

Module 0 sets you up before Session 1. Four live 90-minute sessions, each ending in office hours. A one-to-one clinic in Week 5 ships and schedules your own automation.

  1. Setup Before Week 1

Installed, configured, and your first working result 45 min

  2. Context Week 1

Claude learns how your firm actually works 90 min

  3. Cowork Week 2

It works on your real files, not samples 90 min

  4. Connect and build Week 3

Live data becomes a finished deliverable 90 min

  5. Skills Week 4

You build the one your desk needs most 90 min

  6. Capstone clinic Week 5

Ship it and put it on a schedule 60 min

Built for your team

Three skills, built around your work, not ours.

A skill is a saved instruction set that does one job the same way every time. These are not downloaded from a library. They are built live, with your team in the room, on your files.

Your firm context

Built in Week 1. How your team works, the formats you send, the language you use, the things you never say to a client. Everything after this is faster because it exists.

Your highest-volume document

Chosen on the first call and built in Weeks 2 and 3. The lease abstract, the listing packet, the owner report, the rent roll summary. Whichever one your team produces most.

Your capstone

You build this one, in Weeks 4 and 5, on a process you pick. It ships at the end of the clinic and goes on a schedule. That is the proof the training worked.

Every demo runs on real work

Nothing in the five weeks is demonstrated on a made-up company. The examples are your own files where you are comfortable using them, and sanitised files from your own side of the business where you are not. A residential agent never sits through a commercial lease-abstract demo, and a property manager never sits through either.

Starting points we bring with us

Optional, generic, and yours to keep or replace. These exist so nobody starts Week 1 from an empty screen. Every one of them gets rebuilt around your work during the course.

Lease abstract

A lease, amendment or LOI becomes a standard abstract with a critical dates table.

Deal comparison

Multiple proposals become a side-by-side multi-year occupancy cost model.

Market and comp research

A submarket or property becomes a structured survey with sourced comps.

Meeting follow-up

A transcript becomes per-person follow-up emails and a running task list.

Client or owner update

A folder and an email thread become an update in a consistent format.

Critical-dates watch

A scheduled scan surfaces upcoming option, renewal and termination dates.

Billed by the desk, not the head count

Someone running their own book or their own portfolio takes a full seat. The people who support them attach at a reduced rate.

Full seat

For brokers running their own book and managers running their own portfolio.

  • Four live sessions plus setup
  • All three skills, built with you
  • Cheat sheets, demo folder, recordings
  • Group office hours
  • One-to-one capstone clinic
  • Direct access between sessions

Support seat

For the analysts, assistants and coordinators who work on those deals and properties.

  • Four live sessions plus setup
  • All three skills, built with you
  • Cheat sheets, demo folder, recordings
  • Group office hours

The one-to-one capstone clinic is available as an add-on. Direct access between sessions is not included.

Rates are quoted per firm after a short call. The mix of full and support seats changes the number enough that one printed figure would be wrong for almost everybody.

Will DeGonda, who teaches the five-week AI training, in Minneapolis, Minnesota

Who teaches it

Will DeGonda

Every session is taught live by Will DeGonda, who runs DeGonda Automates in Minneapolis, Minnesota. He has worked on residential and commercial real estate files, which is where every workflow here started, and he is not a software developer. This is built for people who have to do the deal work, not for people who want to learn to code.

From a firm that has done it

Five weeks, from the president’s chair

NTH, Inc. is a Minneapolis real estate firm. Its team ran the five weeks in 2026. What its president singled out was the pace, and that nobody got left behind.

See what their automations removed

“Will broke things into logical sections and encouraged conversation and questions. He tailored the pace to meet us where we are and worked with each person on an individual level as needed.”

“Selfishly, ‘no’ - simply to avoid our friendly competitors from learning how to incorporate AI into their work! On a more serious note, I would recommend the course without reservations.”

Anna Coskran President, NTH, Inc. · Minneapolis, Minnesota

Questions

What firms ask before they book

Do I need to be technical to take this?

No. It is built for the people doing the deal work, not for engineers. You work in your own files, and every session is structured so you finish it with something that runs. If you can describe how your work gets done, you can do this.

Is this only for commercial brokers?

No. It runs for commercial brokerage, residential brokerage and property management. The five-week shape is the same for all three. What changes is which of your documents the sessions get built around, and that is decided on the first call.

What does a seat cost?

Rates are quoted per firm after a short call, because seat mix changes the number enough that a single figure printed here would be wrong for most firms. The call is free and you get the number in writing.

What is the difference between a full seat and a support seat?

A full seat is for someone running their own book or their own portfolio, and pays the full rate. Support seats are for the analysts, assistants and coordinators who work on those deals. They attach to a full seat at a reduced rate, capped at two or three each.

What happens after it ends?

You keep the three skills, the recordings for 60 days, and the capstone summary. If you want more built afterwards, graduates get a standing discount on every custom build, and ongoing support is available monthly if you would rather not handle it yourself.

How big is a cohort?

Small, roughly eight to ten seats, because Week 5 is one to one and the whole thing depends on working on your actual files rather than a generic example.

Tell me how your desk actually runs.

Thirty minutes, free. If the five weeks are not the right fit for your firm, you will hear that on the call rather than after you have paid for it.
